Responsible for overseeing the care and maintenance of all aspects of the community’s physical plant to include maintaining an effective preventative maintenance program; the hiring, training and supervising of all plant employees; the coordinating of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines. This person is a key member of Carillon’s management team adhering to company policy and procedures and upholding the community’s mission and vision, philosophy, values, principles, and Carillon’s Commitments.



1.     Supervises the Plant Operations Department to include interviewing, hiring, training, evaluating, and counseling within established policies and procedures.

2.     Supervises the performance of landscaping, maintenance, security and remodel personnel through inspections and other quality assurance procedures.

3.     Maintain equipment, building, utilities and grounds with an adequate preventative maintenance program.

4.     Evaluates and purchases supplies and tools utilizing PO system, ensuring cost efficiency.

5.     Arrange for maintenance contracts as necessary. Calls out contractors, plumbers, and electricians when necessary and cost efficient.

6.     Maintain the emergency power generating equipment along with all fire and life safety equipment and fire drill and safety inspection reports.

7.     Provide residents and staff with a timely and effective response to service requests.

8.     Ensure all equipment and systems function properly and safely. Ensure compliance with federal, state, and local regulations/ordinances.

9.     Advise and consult with the Executive Director in short- and long-range planning to ensure that community physical plant and grounds are maintained in a good state of repair and that the community projects a good visual image to the community at large and on maintenance schedules and progress.

10.  Participate in the planning of the annual departmental budget, responsible to maintain all expenditures for department to remain within budget allowances, review monthly operating statement for accuracy and explains variances to budget.

11.  Maintain proper level of service repair parts for electrical, plumbing, lighting, refrigeration, HVAC, hardware, locks, batteries, tools, expendable supplies, emergency telephone and security equipment based on past and expected usage. Maintain and adjust computerized controls for HVAC and other equipment as necessary.

12.  Process and submit monthly expenses and budget data timely.

13.  Inspect and make ready all apartments prior to occupancy by residents.

14.  Maintain community vehicles.

15.  Ensure compliance with applicable OSHA workplace safety requirements and preside the safety committee.

16.  Plan and initiate staff training in emergency preparedness, life safety, personal protective equipment, OSHA mandated training, and other required training.

17.  Ensure cleanliness of the community meets the standards that we promise.

18.  Maintain current listing of all contracted vendors, contracts and inspections.

19.  Prepare and maintain required records, reports, analyses and studies.

20.  Represent the community in a warm and inviting manner, which creates a positive marketing environment.

21.  Supports creating a culture where the business decisions made in this position, along with individual employee engagement, drive top-line revenue and occupancy.

2.     Act as Manager on Duty as directed by the Executive Director.

3.     Assist the Executive Director and/or Human Resources Director in the management of open Workers Compensation claims, as directed.

4.     Observe and abide by all regulations to ensure that personal health information is protected during its collection, use, disclosure, storage, and destruction within the community; and to ensure only the minimum necessary information is known to function in this position.

5.     Assure resident safety.

6.     Maintain confidentiality of resident and community information.

7.     Attend all in-services as assigned or requested.

8.     Participate in interdisciplinary team and other community meetings as assigned or requested.

9.     Observe all community policies and procedures.

10.  Follow Residents’ Rights policies at all times.

11.  Performs specific work duties and responsibilities as assigned by supervisor.



·       Must have effective communication skills, both oral and written

·       Must be skilled in the use of all appropriate machinery, tools, and security supplies.

·       Must have an understanding of general security and safety practices.

·       Must be skilled in negotiation and conflict resolution.

·       Must have two or more maintenance skills or crafts.

·       Supervisory experience or demonstrated leadership qualities.


  • Have a High School diploma/GED.
  • Bachelor degree in Engineering or related field preferred.  Experience may be substituted for education on a year-to-year basis.
  • Have at least five (5) years’ experience in plant engineering and/or trades such as plumbing, electrical, painting, carpentry, refrigeration, ground maintenance, masonry, and/or maintenance.
  • Three (3) years supervisory experience preferred.
  • One year or more experience in apartment and/or healthcare community maintenance preferred.



·       Must possess current and valid driver’s license consistent with the requirements determined by size of vehicle and laws of the state in which the driver is licensed

·       Must possess personal driving record consistent with the requirements of the Driver Selection Policy

·       Willingness to be available for any/all emergencies regarding the community

·       Must have thorough understanding of all building systems and their interdependence

·       May require extensive math and electrical background based on size and complexity of facility

·       Be able to conduct independent assessments of a contractor’s compliance with requirements of Scope of Work

·       Possess financial management practices and the application of contractor resources to meet commitments to the quality, safety, cost, and schedule of systems

·       Have the ability to contract provisions necessary to provide oversight of a contractor’s performance

·       Conduct independent assessments of the contractor’s maintenance training and qualification program(s)


DELEGATION OF AUTHORITY: Plant Operations staff



The Plant Operations Director will have personal contact with all levels of Carillon staff, residents, community agencies, government agencies, vendors, and local authorities.



Must be able to move throughout the building and grounds as needed throughout the day; must be able to lift up to 30 lbs. Must be able to push, pull, climb, walk, reach, bend and twist frequently. Good visual and hearing acuity required; good verbal communication skills required. Must be free of communicable disease; may be exposed to communicable diseases, and blood and body fluids that may contain HIV and/or HBV. May be exposed to cleaning chemicals and offensive odors. Subject to both environmental conditions; activities occur inside and outside.



The Plant Operations Director will use the following equipment: various construction and maintenance supplies, motorized vehicles, electrical appliances, various safety and security equipment, computer and various computer programs, copy machine, fax machine, calculator, and heavy phone usage.



Tasks that involve no exposure to blood, body fluids, and/or tissues but Category I tasks are not a condition of employment.



Responsible for abiding by all Carillon policies and procedures to include the Code of Ethics and the principles and standards set forth for conducting the business and affairs of Carillon, Inc.
